Extensions and Renovations
How much does an extension cost?
The cost of an extension depends on several factors, including the size of the extension, design complexity, structural requirements, specification and finishes.
Because every project is different, we recommend arranging an initial discussion so we can better understand your plans and provide realistic guidance on likely costs.
Do I need planning permission for an extension?
Not always. Some extensions can be built under permitted development rights, while others require full planning permission. This will depend on factors such as the size of the extension, its location and the type of property.
We'll help guide you through the process and advise on what's required for your project.
How long does a renovation project take?
Every renovation is different, but timelines will vary depending on the size and complexity of the works.
Smaller renovation projects may take several weeks, while larger whole-house renovations can take several months. Once we understand your requirements, we'll provide a realistic programme and keep you informed throughout the build.
Can I live in my home during the works?
In many cases, yes, you can live in your home during the works. However, this depends on the scale of the project and which areas of the property are affected.
We'll always discuss this with you at the planning stage and provide honest advice on what is practical and comfortable for your family.
Do you manage the entire project?
Yes. We can oversee your project from the early planning stages through to completion, coordinating trades, managing schedules and ensuring work is completed to a high standard.
If you’d prefer a more hands-off experience, we can manage the process for you; if you’d like to be more involved, we’ll work around your preferred approach.

Self-Build and New Homes
I want to build my own home. Where do I start?
The earliest decisions often have the biggest impact on the success of a self-build project. Before investing heavily in drawings and designs, it's important to understand what's realistically achievable on your plot and within your budget.
We can help guide you through the process, explain the key stages involved and provide practical advice from a construction perspective before work begins.
How much does a
self-build home cost?
There is no one-size-fits-all answer. The final cost will depend on factors such as the size of the property, design complexity, site conditions, specification and level of finish.
We believe in providing realistic advice from the outset so clients can make informed decisions before committing significant time and money to the project.
How does paying for a self-build work?
Many self-build projects are funded through specialist self-build mortgages, which release funds in stages as the build progresses.
This differs from a traditional mortgage and can influence project planning and payment schedules. We can help explain how the process works and coordinate our work accordingly.
Do I need a structural warranty for a new build home?
In most cases, yes. Most mortgage lenders require a recognised structural warranty for new homes, and it provides valuable protection after completion.
At Pristine Building Solutions, we can help ensure the appropriate warranties and certifications are in place as part of the project.
Can you help with the design and planning process?
Yes, we can help you with the design and planning process of a self-build. While we don't replace architects or engineers, we regularly work alongside trusted professionals and can help guide you through the design, planning and construction stages of your project.
Many clients find that involving an experienced builder early helps avoid costly design decisions later.

Pre-Construction Consultations
What is a
Pre-Construction Consultation?
Our Pre-Construction Consultation is designed to help homeowners understand the practicality and likely costs of a project before they invest heavily in architects, engineers or detailed plans.
It's an opportunity to gain honest, experienced advice from a construction perspective at the very beginning of the process.
What's included in a Pre-Construction Consultation?
For £195 + VAT, we'll carry out a one-hour site visit to discuss your ideas, assess the property, and answer any questions you have. Following the visit, we'll provide a short-form report outlining our observations and recommendations.
Is the consultation a quotation?
No, the consultation is not a formal quotation for works. Instead, it's designed to provide guidance, identify potential challenges and suggest cost-effective solutions before you progress to the design stage.
Why should I speak to a builder before an architect?
Architects and engineers play a vital role in any building project. However, many homeowners invest in drawings and designs before understanding whether the project is realistic for their budget.
By speaking to an experienced builder first, you can gain valuable insight into buildability, likely costs and practical solutions that may save you significant time and money further down the line.

Property Investor Services
Do you work with property investors?
Yes, we offer a dedicated renovation and development service for property investors looking to maximise the value of their assets while reducing the stress of managing building projects.
How can you help property investors?
We can assist with everything from early project planning through to complete renovation delivery. Our focus is on identifying improvements that add genuine value, managing the construction process and delivering high-quality finishes that appeal to buyers and tenants.
Can you help increase a property's resale or rental value?
Absolutely, we understand which improvements tend to deliver the strongest return on investment and can advise on layouts, extensions, refurbishments and upgrades that enhance both functionality and market appeal.
Can you manage investor renovation projects from start to finish?
Yes. Many investors choose us because we can manage renovation and development projects from start to finish, reducing the need to coordinate multiple contractors and helping the work run more efficiently.

The Building Process
How do I get a quotation?
The first step is to contact our team to discuss your project. We'll arrange an initial conversation and, where appropriate, a site visit to understand your requirements before preparing a detailed quotation.
How far in advance should I contact you?
The earlier you contact us, the better. Larger projects often require significant planning and preparation, so getting in touch early allows us to provide advice, discuss timescales and secure availability within our schedule.
Will I receive a contract or written agreement?
Yes. We believe in clear expectations and professional project management. Before work starts, you’ll receive written details covering the scope of work, costs and project arrangements, so everyone understands what has been agreed.
How will I know what’s happening during my project?
Communication is a key part of our service. We’ll keep you informed throughout the project with regular updates on progress, upcoming stages and any decisions that need to be made. You’ll also have a clear point of contact, so you always know who to speak to if you have a question.
How much should I budget for a renovation project?
The cost of a renovation can vary significantly depending on the size of the property, the scope of work and the level of finish you're aiming for.
As a general rule, we recommend having a realistic budget from the outset and allowing an additional 10-20% contingency fund for unforeseen circumstances, particularly on older properties where hidden issues can sometimes arise.
If you're unsure what's achievable within your budget, our Pre-Construction Consultation service can help provide early guidance before you commit to detailed plans.
Why do building quotes vary so much?
Not all building quotations include the same level of detail, quality of materials or scope of work. Some quotations may exclude key elements that are later added as extras, while others may allow for lower-quality finishes or unrealistic labour costs.
At Pristine Building Solutions, we believe in providing clear, transparent quotations so you understand exactly what's included from the start. We also encourage homeowners to compare quotations carefully rather than simply choosing the lowest price.
For a more detailed explanation, read our guide to understanding extension costs.
Do you provide itemised quotations?
Yes, we provide detailed quotations that clearly outline the scope of work and associated costs. We believe transparency is essential, which is why we aim to ensure our clients understand exactly what they're paying for before work begins.
Will there be additional costs during the project?
The price we quote is the price we work to. The only things that typically affect the final cost are changes you request during the project, such as upgraded finishes or additional work, or genuine unforeseen issues that couldn’t reasonably have been identified beforehand.
If something unexpected is uncovered, we’ll explain the situation, discuss the available options and agree any additional costs with you in writing before carrying out the work. You’ll never receive an unexpected invoice for work you haven’t approved.
How are payments structured?
We work to a staged payment schedule that reflects progress on site. This means you're paying for completed work at agreed stages throughout the project rather than making large upfront payments.
We'll clearly explain the payment structure before work begins and ensure everything is documented within your contract.

Communication and Project Management
How do you handle unexpected issues?
The most common causes of delays include adverse weather, material lead times and unforeseen issues discovered during construction. We work hard to minimise these risks through careful planning, early material ordering and proactive project management.
If a delay does occur, we'll communicate it promptly and keep you informed of the steps we're taking to keep the project moving forward.

Still Have a Question?
Every project is different, and sometimes the best way to get an answer is to have a conversation.
If you're planning an extension, renovation, self-build home or development project, get in touch with Pristine Building Solutions today, and we'll be happy to discuss your plans.
