Future-Proofed Family Home in Woodseats, Sheffield

In this case study, we share the journey of a couple downsizing from a large Victorian house in Meersbrook to a new home in Woodseats, Sheffield. This project highlights the importance of thoughtful design, accessibility and high-quality craftsmanship.

The Challenges

Our clients had lived in Meersbrook, Sheffield, in a large four-bedroom Victorian home with their children and family dog. But as three of their children moved out, the house became too big, costly to maintain and increasingly impractical. 

 

The property, built in 1890, required constant upkeep, which was something neither of the couple wanted to continue managing in later life. And at the ages of 64 and 65, the couple had health considerations to think about, which meant they were prioritising a future-proofed home. 

The couple decided the best option was to move, and this was what they needed:

  • A smaller, manageable home with enough space for occasional returning family members 

  • A dedicated home office for remote working 

  • Easy access to local amenities, such as shops, doctors, restaurants and pubs  

  • Good transport links 

  • Off-road parking 

  • A home with gentle staircases suitable for older age 

  • A low-maintenance, “oven-ready” property within budget.

The Solution

The solution was a property that Pristine Building Solutions had already rebuilt and brought back to life. A few years ago, our founder, Ben, acquired a property in Woodseats that was in such poor condition it was nearly condemned.  
 
Over a multi-year period, Ben completely rebuilt and extended the property, working under the supervision of a RICS surveyor to guarantee the highest standards. Upon completion, the Woodseats property was a thoughtfully designed four-bedroom home with two en-suites, a separate family bathroom and a private driveway. 
 
What’s more, the staircases were built with a gentle gradient, making them accessible for older residents and ideal for our client’s needs. The property was also highly energy-efficient, boasting an excellent EPC rating, ensuring lower running costs and sustainability. 
 
This Woodseats home is only a short walk (400 yards) from all local amenities and the park, making it the perfect fit.

The Build

From foundations to finishes, Ben and his team spared no detail on this property. They painstakingly and with pride rebuilt and added to the house to ensure it was fit for purpose and a family looking for a future-proofed home. 
 
Our clients loved the Woodseats area but were struggling to find a property that ticked all their boxes within their price range, so when they saw that we had included off-road parking and a staircase that wasn’t steep in this home, they knew it would be ideal for them. 
 
During the build, Pristine Building Solutions collaborated with a RICS surveyor, ensuring the client could rest assured that the project was meticulously overseen, with compliance, safety, and quality being prioritised. 
 
As part of the deal, Ben guaranteed that the RICS surveyor would return one year after completion to review the property, with any work highlighted (plus any issues raised by the clients) rectified at no cost. This level of aftercare gave the couple further confidence and peace of mind. 

The Results

The couple moved into their new Woodseats home with total confidence. The house is low-maintenance, energy-efficient, and future-proofed, and is ideally located near their son and key amenities.

Since moving in, the aftercare has been seamless. Ben and his team returned multiple times to resolve minor issues without hesitation, further demonstrating our commitment to service even after handover. 
 
The clients are now happily settled in their home, secure in the knowledge that it will continue to serve their needs well into the future.
